  • Strategic Planning - Offer to Owners and Property Management Companies the preparation of a Strategic Plan for an asset repositioning, value/asset enhancement or just to confirm the property is achieving it's maximum potential. Step 1 includes the following: 1.) Understand the goals and vision of the client for the asset; 2.) Analyze all current demographic, psychographic, competition, growth, retail sales potential by category and trade area studies and analyses; 3.) Coordinate the collection of primary market data and incorporate primary research including but not limited to intercept surveys, opinions of existing tenants, existing sales volumes and occupancy costs; 4.) Understand anchor store lease agreements, and retail store leases, any CC&R's, operating agreements, etc. 5.) Make recommendations based on the above information to include addressing operational, financial, leasing (including targeted tenanats), marketing and promotion (consumer marketing)goals for the property. Step 2 of the process would be the oversight and assistance to the Owner or onsite staff for implementation of the Strategic Plan

  • Acquisition/Disposition Due Diligence Assistance - For clients considering purchase of a new asset, assistance in property review, financial review of budget and operating expenses, CAM Reconcilations, lease abstracting, gross sales analysis, health ratios and operational assumptions.

  • Transitional Services - For a client who is either purchasing or selling a property, coordination assistance on set-up/termination of an existing property, set up of operation procedures, lease abstracting for initial set-up, initial budget, marketing plan, estoppel preparation, etc.

  • Asset Management Services - On an asset or a case-by-case basis where a client needs particular assistance on oversight of an existing asset/portfolio. Either on an on-going or a temporary basis.


  • Interim Property Management Assignments - On a project-by-project basis, to complete budgets, CAM Reconcilations, lease abstracts, property inspections, estoppel preparation or other special projects to fill temporary assignments.
